Quoting the developer The Mercury 21 April: “We want to explain what we’re doing and why we’re doing it”;
Clarence’s (CCC) Mayor went to press same article as above “delighted to see the developer has chosen a “community consultation pathway” prior to submission (of a development application (DA)). The sessions were not community consultation;
Hunter lodged their DA with Council Friday 20 April a couple of business days before their sessions;
The DA is not a valid lodgement until Hunter answers some questions from Council. Council may advertise it soon when the appropriate responses are received from Hunter;

Our priority quest with the valued assistance of the Tasmanian Conservation Trust is an electronic petition requiring 1000 signatures from eligible CCC electors over 18 years to ask Council to organise and advertise a public meeting. About 550 lodged as at now. Several signatures have been lodged from ineligible electors so we’ll need at least 1100 signatures overall. We’re asking people to forward on/share the petition with their contacts in Clarence. Every eligible Clarence elector in a household (not just one) can sign.

We’re presently undertaking a door knock to get more signatures for the petition on hard copy, including from parents at Montagu Bay Primary School and students at Rosny College;
If CCC refuses to hold a public meeting we will immediately hold one for the community;
CCC’s Mayor was interviewed by ABC radio’s Ryk Goddard yesterday about Rosny Hill. Ryk is interviewing me next Monday at 7.15am;

Summary of our concerns include:
. Privatisation of crown land reserve and selling it to a developer setting a precedent for other similar land in Tasmania. The whole community will be interested in this. For instance, the remaining green hilltops around the Derwent River are appreciated, and a great marketing issue;
. Once sold the land asset value is lost forever;
. Intolerable traffic congestion. Another approx. 700 vehicles a day on Akuna Street and Riawena Road (the developer’s projection);
. No chance of traffic relief once locked in;
. Drivers diverting (through frustration) through Rose Bay and past a primary school;
. Would CCC plan significant road works (which involve traffic disruption) for a private development at Clarence ratepayer’s cost?
. Enormous scale of development;
. Council is presently ignoring the need for a “social licence” from its community;
. Removal of threatened and endangered flora species on the huge development footprint;
. Huge scar on hill for essential bushfire zone. Re-vegetation by Greening Australia (potential partnering with the developer) with inappropriate ground cover;
. Environmental issues including the value of bird corridors;
. The development’s inconsistency with maintaining the conservation values of the reserve/Land Use Planning & Approvals Act 1993 (LUPAA);
. Is a large scale development appropriate in a recreation zone or support the purpose of the zone? Do a hotel, accommodation, 200 seat conference centre, two – 200 seat restaurants, all taking up a substantial area of the hillside, support recreational activity?
. CCC’s processes with the development over 5 years.
